Medium Term Accommodation NDIS

Under the NDIS, Medium Term Accommodation (MTA) is a place to stay if you are unable to move into your permanent home just yet – perhaps because your disability supports aren’t ready, or you are waiting for your long-term home to be built.

To be eligible for NDIS MTA, you must have a home that you can move into, and require somewhere to live for a time limited period. MTA is usually funded by the National Disability Insurance Scheme for up to 90 days, and only covers the cost of the accommodation, not usual everyday living costs such as food, internet and electricity. You may be able to receive funding for Medium-term Accommodation beyond 90 days if you have evidence that you need it for longer because of your support needs.

If you have MTA funding included in your NDIS plan, it’s up to you to research NDIS Medium Term Accommodation providers and select the best service provider that suits your needs, although your support coordinator, Local Area Coordinator or planner can help you. By choosing your own provider, you can ensure that you get the kind of accommodation that you want.

Frequently Asked Questions

What is the difference between Short Term and Medium Term Accommodation?

The NDIS funds different accommodation types for people living with disability. Medium Term Accommodation is a temporary place to stay for participants who are waiting to move into their long-term home, but can’t move in yet because their supports aren’t ready. It is generally funded for up to 90 days, and is included in your NDIS plan as part of other home and living support needs.

Short Term Accommodation is a short stay away from home – up to 14 days at a time – to give you a change of scenery. It’s an opportunity for your usual carer to take a break from their responsibilities.

You might be eligible for Medium Term Accommodation if you:

  • already have a permanent home to move into
  • you can’t move into your home yet because your disability supports aren’t ready
  • or you can’t stay in your current accommodation while waiting for your permanent home to be ready.

Medium Term Accommodation isn’t funded as a standalone support, but included as part of a participant’s home and living support needs. For example, Medium Term Accommodation might be included as part of helping you move into permanent Specialist Disability Accommodation.

To qualify for Medium Term Accommodation funding, you will need to give evidence to the NDIA that you have a long-term home to move into, such as a tenancy agreement from a Specialist Disability Provider, evidence of approved modifications to your home or property, or a tenancy agreement offer from a rental agency.

The NDIA generally funds Medium Term Accommodation for up to 90 days. This covers the cost of renting that accommodation, but not items like food, electricity, internet and other costs of living. NDIS participants might be able to receive Medium Term Accommodation for more than 90 days if they have evidence that they need it for longer, because of their support needs.

To assess whether or not Medium Term Accommodation is right for you, the NDIA will look at evidence such as assessments of your support and accommodation needs, reports from allied health professionals, and your daily support needs reports. The aim is to understand your current situation, so you can receive the right home and living supports to meet your needs – both now and in the long term.

Assessors also consider whether the accommodation will help you pursue your goals, improve your ability to do things with less support, or strengthen your connections with the community. For more information about having Medium Term Accommodation included in your NDIS plan, chat to your planner or Local Area Coordinator. If you don’t agree with the decision made, you can ask for an internal review.

To find a provider who offers Short Term Accommodation in Australia, you can use the Provider Finder on the NDIS participant portal (called myplace) or research providers in your local area by chatting to your Local Area Coordinator (LAC).
